For a year-to-year lease the increase has to line up with the lease anniversary. If you get a notice that doesn't, you may be able to end the tenancy instead. Ask the Residential Tenancies Program if you're unsure.

How this calculator works
- From January 1, 2026 to December 31, 2027, rent for an existing tenancy can go up by at most 5% a year.
- Landlords must give written notice at least 4 months before the increase takes effect, and can raise the rent only once in 12 months.
- The cap applies to the tenancy, not a new tenant: rent for a new tenant isn't capped.
